Your Selling Guide

When it comes to selling your property, there are a number of things to consider, so to make it as straightforward as possible we've pulled together a quick guide to make sure you are prepared and get the best price possible.

Accurate valuation

Naturally, you want to sell your property at the best possible price in the shortest possible time. Harrington Earl conduct many appraisals every month, giving us a vast knowledge of property values throughout inner-Melbourne. So when it comes time to sell we can provide you with a genuine figure to expect.

Choosing the right Agent

When selecting an estate agent, consider their positioning (how they promote their business), their street presence and what kind of marketing your property will receive. Even get an opinion from a previous seller. The bottom line is, your home is your greatest asset, so you need to ensure its true value by choosing an agent you can trust, not just one who offers the smallest commission.

Instructing a Solicitor

At this point it's a good idea to use an efficient and experienced solicitor who knows the area and specialises in conveyancing. We are happy to recommend tried and tested solicitors that are experts in property who our clients have employed previously.

Presenting your property

As the old saying goes, "first impressions count", so it really pays to have your property looking its absolute best. Be sure you get any outstanding DIY jobs done, add a fresh coat of paint where necessary and be sure to de-clutter rooms so they appear larger.

Marketing your property

We employ a small team of dedicated professional photographers who will shoot images, then we will arrange production of floorplans and comprehensive property descriptions. We will then utilise print and online media to find your perfect buyer by giving your property maximum exposure to the right audience through targeted media. We will also email to our extensive database.

Open for inspections and private viewings

After consultation with you we will arrange open for inspections along with private appointments where required. After each inspection is completed we will report back to you with the buyers’ comments – both good and bad – so you are fully informed of the markets response to your home.

Receiving an offer

As soon as an offer is received we will notify you immediately detailing the terms and conditions upon which the offer is based and provide our opinion of the merit of the offer before you make your final decision.

Offer agreed

If an offer is acceptable we shall arrange for the buyer to complete your legal representatives Contract of Sale and take the deposit as detailed under the Contract. Once all parties have signed we will forward copies to each legal representative to commence conveyancing procedures.

Completion

Once the residual monies (usually 90%) are transferred from the buyer’s solicitor to your solicitor’s account they will call you when the funds have cleared in your account and will inform us to release the keys.
